Quick and legal eviction process

We offer a fully legal process that helps you avoid time-consuming court proceedings, allowing normal operation to resume with minimal disruption.

In many cases, there is no need for a court order to evict squatters. As long as the enforcement officer can gain access to the property without being accosted by one of squatters, the enforcement officer can legally evict providing that no more than reasonable force is used. We would normally request a Police presence to ensure that no breach of the peace occurs.

For larger scale operations, we have a dedicated Public Order Enforcement Team, who are specially trained in dealing with contentious issues, always on hand for your peace of mind.

We also operate on behalf of local authorities utilising Section 77 of the Local Authorities Act, or CPR Rule 55, Writ of Possession.

Preventing re-entry

Once the squatters have been evicted, making sure that they cannot re-enter the property is extremely important. Disconnecting utilities and even using specific security measures will help avoid squatters returning. Our team can help advise and carry out the best course of action for your specific situation.

If you would like assistance with travellers, squatters, trespassers, or even protesters throughout England and Wales, without having to go through complex legal proceedings, please contact a member of our team by calling us on 0845 370 7401. We do not use an automatic system, so you will immediately be put through to a member of staff. Alternatively, why not drop us an email and we will get in touch at a time that suits you.

Testimonials

I wanted to thank all at Able for the assistance on the property in Old Market earlier this year. Your advice was excellent at all times. We have never had problems with squatters before and hope we will never again. If we did so we would be using your company again and more than happy to recommend you to anyone else. – The Vassall Centre

Absolutely brilliant (traveller eviction) service. Couldn’t be more pleased with the outcome. Thank you for helping over the weekend too, an absolutely amazing service. – Clare Orme, Fradley & Streethay Parish Council

Protect yourself and your Property

Many property owners are concerned about violence and aggression when it comes to evicting squatters. The law allows for ‘no more force than is reasonably necessary’, but determining the level of reasonable force is difficult, and excessive force could lead to a claim being made against you.

We always recommend that you opt for professional squatter evictions, with Certified Enforcement Officers. Not only are they trained and able to identify what constitutes reasonable force, they are also able to handle a situation with violent or aggressive squatters.

If the situation escalates, knowing you have trained officers on site makes the whole process less stressful for you. As some encampments can include dozens of tresspassers, having professionals on your side tends to be safer. Our job is to keep the situation under control while we legally and effectively remove the squatters from your property.
